Garage Conversion

A garage conversion is the process of transforming an existing garage — whether attached to the primary dwelling or detached elsewhere on the property — into habitable living space. Habitable space has a specific legal meaning under building codes: it must meet minimum standards for ceiling height, ventilation, natural light, insulation, and egress. Garage conversions are among the most cost-effective ways to create additional living area or a rental unit, because the existing foundation, walls, and roof eliminate the most expensive elements of new construction.

A converted garage may become a living space addition to the primary house, a detached accessory dwelling unit, or a junior ADU depending on how the space is configured and permitted. Key questions to resolve before beginning any conversion are whether the city requires replacement parking to offset the loss of the garage space, and whether the existing garage's ceiling height and structural condition meet the building code minimums for habitable space. A building permit is required in all major US jurisdictions.
