Zoning Glossary

Zoning Code

A zoning code — also called a zoning designation, zone district, or land use classification — is an alphanumeric label assigned to every parcel of land that specifies what uses are permitted on that property and what development standards apply. Zoning codes are the legal foundation of land use regulation in the United States and are set by local governments. Each designation unlocks a specific set of rules governing permitted uses, setbacks, height limits, lot coverage maximums, and minimum lot sizes — the full framework that determines what you can build and how.

Zoning

In Practice

Knowing your property's zoning designation is the necessary first step before planning almost any project — from building an ADU to starting a home business or operating a short-term rental. The most reliable way to find your zone is through your city's official GIS zoning map, which allows a search by property address and displays the current designation along with links to applicable code sections. Once you have the designation, the applicable development standards are found in the city's published zoning code.
