The Raleigh zoning system includes 25 total zone classifications: 8 residential zones (R-1, R-2, R-4, R-6, R-10, and others) and 8 commercial zones (NX-3, CX-3, CX-5, CX-7, and others), as well as 3 mixed-use zones (MX-3, MX-5, MX-7) and 3 industrial zones (IX-1, IX-2, IX-3). Raleigh uses a Unified Development Ordinance (UDO), adopted in 2013 and regularly amended. The UDO uses a form-based approach with districts organized by intensity (density): R-1 through R-10 for residential (number indicates maximum dwelling units per acre), Residential Mixed Use (RX) for mixed housing types, Commercial (CX, NX, DX) for commercial and downtown areas, and Mixed Use (MX) districts.
